problems w/ make during installation of ESS

I tried Rodney's solution (i.e., running "make all EMACS=xemacs" from the
"/usr/local/ess-5.1.19/lisp" directory ); however, there seems seems to be
some problem in finding load files (output is immediately below).

Does anyone have a solution to this problem?

Robert:

This is a known issue.  Most people don't compile their elisp files so that
is
one workaround.  The other is to cd into the lisp sub-directory and issue a
make all EMACS=xemacs
